The property has many recent updates including new wiring, water lines, laterals, furnace, A/C, ductwork, roof, flooring, updated kitchen, fencing, DE filter system for pool, pool cover, and automatic waterers. There have been significant repairs and improvements to fencing, pastures, and ponds in the last 5 years. The house has natural gas so no propane is needed.

The old Cronkhite Ranch Home is on the National Historic Register. The ranch has a very interesting history. The house is approximately 2400 square feet with 4 bedrooms, 2.5 baths, storm cellar, Trex deck and arbor, and panoramic views. While the house is in good condition, updates are ongoing. The living room still needs wallpaper and carpet removed/replaced. 2009 property taxes were $2516.

The ranch has been supporting a cow-calf herd of 100 pairs. The ranch has several soil types but is mainly sandy loam. There are 90 acres of farm ground which were sprigged to a mix of Midland and Tifton bermuda grass in 2008. That field was successfully overseeded with rye for winter cattle pasture last winter using a no-till drill. Cattle can be kept off that field in summer so it could be cut for hay, then overseeded in the fall. All other pastures have been improved with Midland bermuda as well. No minerals are available with the property.

The ranch is located 8 miles from Watonga, Oklahoma, the county seat of Blaine County in Northwestern Oklahoma. Watonga is an hour drive from Oklahoma City and has a regional Airport. Watonga receives an average of approximately 30 inches of rainfall per year. Watonga Chamber of Commerce, City-Data for Watonga.
